Carver Home Prices Range Widely From $105,000 To $750,000 In July

CARVER -- The Plymouth County Registry of Deeds recorded 11 property transfers in Carver between June 26 and July 25, but only six carried a market sale price, with two properties tying for the period's top sale at $750,000.

MARKET OVERVIEW

Six transactions in the period carried a recorded sale price, ranging from $105,000 to $750,000. The median sale price among those six was $554,000. The remaining five transfers were nominal-consideration transactions, each recorded at under $10,000 and tied to trusts or added co-owners rather than market sales; they are not included in the price range or median. With just six priced sales over the roughly one-month span, overall transaction volume was modest.

TOP SALES

36 North Main Street sold for $750,000 on July 2. The seller was Jemik Realty LLC and the buyer was North Carver LLC.

159 High Street also sold for $750,000, on June 30. Sellers Thomas F. Dunphy and Kelly Dunphy sold to buyers Michael Daly and Katelyn Daly.

268 Meadow Street sold for $558,000 on June 30. The sellers, Michael Daly and Katelyn Daly, the same buyers who closed on 159 High Street that day, sold to Emilie Justine Webber and Nathaniel Benitez Pagan.

67 Fosdick Road sold for $550,000 on July 14. Seller Peter Brown sold to buyers Jacqueline Raymond and Anthony Centeio.

71 South Main Street sold for $490,000 on July 14. Seller William Lopez Sr. sold to buyer Jared Harrington.

NEIGHBORHOOD BREAKDOWN

Fosdick Road saw two recorded transfers: the $550,000 sale at 67 Fosdick Road and a nominal-consideration transfer at 48 Fosdick Road, in which Bruce G. and Tamela M. Bonenfant transferred the property to Benjamin A. Bonenfant as trustee of the Bonenfant Family Irrevocable Trust. South Main Street likewise had two transfers: the $490,000 sale at 71 South Main Street and a nominal-consideration transfer at 3 South Main Street, where Angela B. Wadsworth added Nicole Blair as a co-grantee. By price tier, two sales fell under $500,000 (71 South Main Street at $490,000 and 0 Spring Street at $105,000), while four sales fell between $500,000 and $1 million (67 Fosdick Road, 268 Meadow Street, 36 North Main Street and 159 High Street).

MARKET NOTES

Five of the 11 recorded transfers, nearly half, were nominal-consideration transactions rather than market sales. Four of those moved property into trusts: 46 Bunnys Road (Sylvia P. Aulston to the Sylvia Aulston Living Trust), 36 Great Meadow Drive (Peter B. and Leslie A. Lundstrom to themselves as trustees), 3 Harvest View Way (Mark and Jodi O'Neill to themselves as trustees) and 48 Fosdick Road (the Bonenfant Family Irrevocable Trust transfer noted above). The fifth, at 3 South Main Street, added a co-grantee sharing the existing owner's surname. No bedroom, bathroom or square-footage figures were available in the deed data, so no price-per-square-foot comparisons could be made this period.
